For the reasons found in Austin Homes, Inc. v. Harold Deborah Thibodeaux, 01-1282 (La.App. 3 Cir. 5/8/02), 821 So.2d 10, we reverse, remand, and instruct the trial court to accept additional evidence and make the proper calculations in accordance with this opinion. Additionally, we cast Austin will all appeal costs.

REVERSED AND REMANDED.
