Appellant, Edward Seltzer, appeals a final summary judgment finding him liable under a contract of guaranty. We affirm.

Summary judgment is proper in the absence of any genuine issues of material fact. See Peninsula Yacht Cay Development, Inc. v. Southern Floridabanc Savings Association, 552 So.2d 1139 (Fla. 3d DCA 1989).

Affirmed.
