Order unanimously modified by fixing the rent of the tenant-respondent-appellant at $28,750 per annum and, as so modified, affirmed, with costs to the appellant. See the opinion of Mr. Justice DORE in Matter of Natanson ( Tutundgy) ( 276 App. Div. 745). No opinion. Settle order on notice.
