BROKERS, § 69broker as entitled to fee when information furnished induces sale. Where real estate broker, one of several having certain property for sale, submitted offer and detailed written statement and description of building to attorney after latter, in telephone conversation, requested same for possible use by client, and within week thereafter client of said attorney, through negotiations conducted by said attorney without knowledge of broker, effected sale of building to his client, where broker appeared during closing of transaction and demanded brokerage fee; seller thereupon demanded and received letter of indemnification from buyer to cover possible liability for brokerage fee; and buyer contended he learned about property from other sources; held broker was entitled to fee, it appearing purchaser acted on basis of information his attorney received from broker, so that sale was brought, about or induced through broker by means of information derived from him, notwithstanding broker had no contact with purchaser prior to sale and did not introduce parties to each other or take any part in negotiations beyond submission of written offer and detailed statement.
